Curb Appeal First, look at the exterior of your house, also called your curb appeal. Take a fresh look at the exterior of your house from a quick glance from the street. What do you notice first? What great characteristics seem hidden?
Understanding this helps us to choose what plan of action we can use to entice buyers from the street and into your home. If your home isn't pretty on the outside with touched up paint and blooming garden plants it's time to get those things done. Refer to the Curb Appeal Checklist and boost your home's final selling price.

"Welcome to your new home!"
Does your home seem to say, "This is Your Next House" to a buyer? Walking-through your property with a critical eye, I'll advise you of adjustments that improve Open House appeal.
I'll advise you eliminate items that give the look of clutter. Table and counter tops should be free and clear. Kitschy sculptures, sentimental items, family photos, and play time works of art should get stored away too. I can help you de-clutter your house. Unsightly or dirty spots make your home feel less spacious and buyers have a harder time picturing themselves living there.
Every area gets a once-over. I'll note the pieces of furniture that should be rearranged, rooms that need new paint, rugs needing to get changed, fixtures that need brightening, and any other improvement that can quickly be made to positively affect the sale.
With me by your side, you'll know that your house has mass appeal and that it's friendly, staying away from "loud" or "too-bright" hues on the walls and furniture. And if you've already moved out, you can think about borrowing furnishings. The goal is for your home to look homey as opposed to cold and empty.

Setting the Stage
You'll know when to show your home, because all of the improvements mesh together to set the stage for what buyers will expect after they close on your house.
Dark living areas can be a real mood killer, so we'll do things like part the curtains and reduce shadows where needed to welcome the buyer. Together we'll enhance the ambiance with enjoyable music to listen to while guests look around your home and make sure a pleasant aroma flows throughout your house. We'll incorporate cozy-looking blankets, and pillows on your love seat and bed. We want buyers to feel like your current house is their future home. |
